Located southwest of Exeter on the north side of Avenue 256, approximately
one-half mile east of Road 164. The subject is marked with an HRM “For Sale”
sign for identification.
PLANTINGS: The property is planted entirely to pistachios. Planting dates range from 1985 to 1998 and all are on 19’x17’spacings. There is approximately 187.49 acres of net planted pistachios, which are in production. The trees are very consistent and show excellent vigor and crop history. Irrigation is by dual-drip lines along with the availability of flood irrigations. Water is plentiful on this ranch.

SOILS: The soils in this area are considered prime farmland. The subject soils are Flamen loam and Nord fine sandy loam. Soils map available upon request.
WATER: There are two onsite irrigation wells and a lift pump. One on the west side of Block 1 and the other (with lift) on the SWC of Block 4 along with a sand-filtration system.
BUILDINGS:
Buildings include a single-family residence and a shop.
The house is approximately 871± square feet, wood-frame on concrete slab
foundation and composition roof. It is similar to most employee/foreman type
housing in the area.
Located to the west of the house is a 2,400 square foot shop used for storage.
